Tamil Nadu and its cities such as Coimbatore have huge potential for development of integrated townships, said Sanjay Chugh, City Head and Director of Anarock Property Consultants, in Coimbatore on Friday (August 22, 2025).
Speaking at a panel discussion’s presented by GSquare and powered by The Hindu on “Defining Coimbatore’s Growth Trajectory with Integrated Townships”, organised as a part of the Coimbatore Unlimited 3.0 series, Mr. Chugh said Pune, Bengaluru, Mumbai and Gurgaon have seen development of integrated townships. Cities such as Chennai and Coimbatore offer scope for development of such projects in Tamil Nadu.
While investors look at tier-one cities to fund development of integrated townships, the scope is more in tier-two cities as land is available in the suburban areas. In 10 years, there is potential in Coimbatore for even 25 townships, he said.
Since the pandemic, several Information Technology companies have set up shop in Coimbatore and there is hardly any IT space available now. However, six million to nine million sq.ft of IT space is under development and it will bring in people to the city. The minimum land requirement for integrated townships is 200 to 300 acres and these can be developed as developer-led or consortium projects, said Jude Alex, Managing Director of Synergy Business Ventures.
Integrated development is planned development and it is the way forward. Connectivity will fuel growth apart from the government policies and execution of these policies. A 700-acre project of GSquare in Coimbatore has connectivity with the western bypass road project, added Junaith Babu, Chief Operating Officer of GSquare Group.
According to J. Sathish, Director of Kongu Global Forum, any township or city should be liveable. Coimbatore is attractive because of the opportunities, development, and people. While industrial nodes are developing around the city, Coimbatore also has substantial green cover, he said.
