Ayala Malls makeover promises fresh spaces, better experiences

Ayala Malls is building future-ready, design-forward spaces that offer more than shopping but a place to gather and connect, with a P17.5 billion transformation across its flagship properties.

The project, which includes a P13 billion renovation of Glorietta, Greenbelt, Trinoma, and Ayala Center Cebu, along with P4.5 billion allocated to other key malls, is already underway.

“For over three decades, Ayala Land has been proud to be at the forefront of transforming land into vibrant, integrated communities, places where people don’t just live and work, but where they truly thrive,” said Mariana Zobel de Ayala, Ayala Land Senior Vice President and Head of Leasing and Hospitality, during a press conference.

Ayala Malls Nuvali in Santa Rosa, Laguna’s contemporary design seamlessly blends with the surrounding greenery.

“Our mission has always been clear, to build with purpose, developing spaces that drive economic activity, foster social connection and create enduring value for generations. Ayala Malls are proud to have played a central role in this vision. We like to say that our malls are more than just commercial centers. They’re essential parts of the estates we build and essential parts of Filipino life,” she added.

The redesign centers modern lifestyle particularly on experience, wellness, and seamless movement.

Ayala Malls is introducing open-air green zones, upgraded interiors, and “third spaces” designed to promote well-being, productivity, and social connection.

In Nuvali, for example, the mall’s contemporary architecture is blended with surrounding nature, while Glorietta’s Park is being refreshed and seamlessly linked to Glorietta 5 and One Ayala for improved walkability.

“In our country, malls are third spaces that bring people together, support entrepreneurs and businesses, and serve as venues for everyday experiences and very important shared moments. Recognizing this, we understand the importance of continuously evolving our malls to meet the changing needs of our consumers and the communities that we’re embedded in,” Zobel de Ayala said in her speech.

That evolution also includes elevating the retail mix.

Greenbelt has introduced high-end international brands like Golden Goose, Alo Yoga, Sandro, and Maje.

In Trinoma, a culinary refresh is underway with the addition of new dining spots such as Burnt Bean, Little Flour, and Pizza Sisters.

Arca South is being designed as a lifestyle enclave, with curated zones for food, coffee, and pastry lovers.

“As lifestyles shift and cities evolve, so too must the spaces that serve them. This is why the reinvention of Ayala Malls is a critical step forward, not only to enhance the retail experience, but to ensure that our developments remain relevant, resilient and impactful for years to come,” Zobel de Ayala said.

The renovation reflects Ayala Land’s broader commitment to sustainability and comfort. New features include natural ventilation, energy-efficient systems, wider corridors, and thoughtfully designed lounges and coworking areas.

Cinemas are also getting upgraded — Trinoma’s theaters now feature Dolby Atmos technology and plush seating, while Greenbelt is enhancing its lobby and moviegoing spaces.

Zobel de Ayala emphasized that this reimagination is part of Ayala Land’s long-term strategy to enhance the overall lifestyle expe­rience of its communities.

“What we’re doing with Ayala Malls goes beyond reimagination. It’s a strategic pillar of Ayala Land’s broader growth strategy focused on building places that people love. Our goal is to continue to elevate the standard of quality across our developments, to reinforce Ayala Land’s position as a market leader, and to continuously enhance the customer experience through thoughtful, future-ready retail environments,” she said.

The company is also looking ahead, with plans to add 700,000 square meters of gross leasable area in the next five years across key growth areas in the country.

With its transformation well underway, Ayala Malls is positioning itself not just as a shopping destination but as a modern Filipino lifestyle hub.
